160 The tenant may sub-let the rooms only with the agreement of the supplier. The consent is given once and for all, however, the lessor may opt out of a certain sub-contracting or revoke the consent if there is an important reason for the lessee. § 6. The landlady may make repairs or structural changes necessary for the maintenance of the house or the rental rooms or for the avoidance of major dangers or for repair of damage, even without the consent of the owner. The usual maintenance of the rooms is the landlord, but the tenant is granted the right to renovate the entire rented rooms at her expense before moving in. § 7. At the end of the rental period, the rental rooms are to be returned cleanly with all the keys.Facilities with which the tenant has provided the rooms can be taken away, but the landlady can demand that the areas be left in the rooms if it pays as much as would be necessary for the production of a new facility, minus a reasonable amount for the domestic wear and tear. The landlady is not entitled to the facility if the tenant has a legitimate interest in taking her with him. § 8. Subsequent changes and additions to this contract must be made in writing.
