13 The loss of rent, which in 1939 amounts to approximately K 230,000.- = 9,5% and by 30.4.1940 is already around K 130,000,- of the tenancy order, was caused by the termination without notice of the apartments occupied by Jews, which could not be rented for many months. 14 The decline in the government interest subsidies of K l25,000. is due to the fact that, according to the government regulation of 29.11.1939 No. 306, the state initially stopped repayments of the so far overvalued annuities of the subsidised mortgages. 15 Of the business expenses, around K 156,000.- are attributable to personal and approximately K 96.O00.-. Compared to 1938, they increased by around K 224,000.- = 800%.It was found that this increase was almost exclusively created during the new management period and would have been largely avoidable with proper management. 16 Costs continued to rise in l940. and amounted to K 140,000.- by 30 April 1940. On the 32o rental units of the association converted, an administrative cost rate of K 780.- per rental unit for l939 is calculated, which has increased significantly until 30 April 1940. At this level the administrative costs for the association are unsustainable and are not justified by the administrative work actually carried out. They are well above the rates of RM 25.- to RM 33.- per unit of rental in the Reich. 17 Operating costs are around K 133.500.- = 40.8%, compared to 1938, taking into account the costs of the Kamenicka new building, which was completed in l939.
