6 - 7 - 16 After lengthy negotiations, the financing has now increased to the point where the Land Office provides a long-term mortgage loan, which will be 8 % of the value of the land and 5 % of construction costs. In addition, under the guarantee of the Ministry of Social Affairs and Health Administration, the Land Office will guarantee a further loan equal to the second half of the construction costs. The loan must be secured by book- ing the lien to I. and II. Ranking place. K. 36o.oo., non-borrowable part (2o %) of the land value and the financial costs are probably left uncovered. 17 Until the entry into force of the mortgage loan, the company has used an intermediate loan from which it owed on June 3, 194o K. 3.762.4o9.lo. 18 The settlement is to be ready for occupation on October 1, 1994. The planned completion has been delayed by about 3 months, which is largely due to the fault of the construction management, with which the first non-profit building company for small housing construction G.m.b.H., Vienna, was commissioned. This delay has already led to a substantial increase in the cost of construction, because the building materials were partly not bought in in time and in particular in the meantime substantial wage increases have occurred. 19 The allocation of the houses to the very numerous existing applicants has already been made at the settlers' meeting on 6 June 194o. The settlers were informed in this assembly that the monthly output of each settler would not exceed K. 35o.- and that the transfer of ownership would take place at a time between 3o and 33 years. However, this intention would not be realized and the houses would only be rented out.
